Roof inspections in Edinburgh

A useful inspection request states why the roof is being assessed, which areas are in scope, what access is available and how the findings will be used.

Purpose

What should the roof inspection help you decide?

An investigation into an active leak is different from a broad condition review, pre-purchase question or planned maintenance record. Explain who requested the inspection and whether the output is for an owner, factor, landlord, business or professional adviser. A clear purpose reduces the risk of assuming that every roof element or hidden layer is included.

  • State the concern or decision in one sentence.
  • Identify the building sections that should be considered.
  • Name any reporting format needed before scope is agreed.

Access

Inspection scope depends on safe, authorised access

External observation, internal loft access, elevated access and opening-up provide different levels of evidence. The enquiry should describe normal access points, fragile surfaces, locked common areas, occupied rooms and restrictions below. No owner or tenant should climb onto a roof to prepare the request or create access without a safe plan.

  • Confirm who can authorise common-area access.
  • Flag public paths, shop entrances and lower roofs.
  • Do not promise loft access where flooring or electrics appear unsafe.

Evidence

Ask what will be observed, recorded and excluded

A condition record may include photographs and notes on visible coverings, junctions, drainage and interior signs, but concealed construction cannot be confirmed without appropriate access or opening-up. Clarify whether moisture readings, dimensions, repair priorities or budget estimates are requested, and whether these are available within the agreed service.

  • Distinguish observations from conclusions.
  • Record inaccessible areas and limitations.
  • Keep photographs linked to a location or elevation.

After inspection

Findings should lead to proportionate next questions

The outcome may be monitoring, further investigation, maintenance, a repair scope or specialist input. Ask how urgency is defined, what evidence supports each recommendation and which permissions or shared decisions are still needed. An inspection page cannot guarantee that all defects will be visible or predict a material lifespan.

  • Separate immediate hazards from planned work.
  • Ask who is responsible for authorising the next step.
  • Retain the report with previous roof records.

Practical answers

Questions before an assessment

What is included in a roof inspection?

The scope must be agreed for the property and purpose. Visible areas, access method, records, exclusions and any testing should be stated before the inspection is instructed.

Will an inspection find every defect?

No inspection can promise that concealed or inaccessible defects will be identified. Limitations and areas not seen should be recorded.

Do I need an inspection before requesting a repair?

Not in every case, but an inspection route is useful when the cause, condition or extent is unclear or when a documented record is needed.
